MEDIA RELEASE – FOR IMMEDIATE USE
Monday 7rd March 2011
Recent data published by the Office of Economical and Statistical Research indicated Townsville was the largest growing local government area outside of southeast Queensland and the fifth largest growing in regional Australia.
Taking a step further into the statistics and focussing on the property market, many people are now aware that Kirwan has been named by The Real Estate Institute of Queensland as the most popular Queensland suburb for house sales outside of the south-east, and the fourth most popular suburb Queensland Wide. Being close to all infrastructures, local amenities, social and sporting facilities, schools and restaurants makes it an ideal location to live – and invest.
The Kirwan area provides some enticing investment opportunities, too, with several new housing estates. Two of its most popular being Willowbank Estate, near the golf course and Liberty Rise Estate at the foot hills of Mount Louisa, both owned by the long-established Parkside Developments.
One of the area’s largest builders, Tropical Homes, has seized the opportunity to provide property investors with that extra ‘leg-up’ to take advantage of the projected highly favourable rental conditions for property investors, by offering a complete advantageous package to astute investors. With new homes already completed in the area and ready for immediate occupancy, this particular builder is now offering a guaranteed 7 per cent return on their investment properties, with no property management fees and guaranteed tenants for at least 2 years.
And it’s no secret that over the next 9 months we’ll see a surge in population growth in conjunction with rental property demands, with the remainder of the incoming 3RAR Battalion, their families and associated personnel moving to Townsville. The 3RAR Battalion alone will represent almost a 2% increase in population growth, and that’s without taking into account the current population growth of the area.
Based on statistical data, favourable lending criteria from financial institutions and population projections, you can bet your house on the fact there will be southern investors shopping in Townsville.
